Water-repellent coatings are not a cure all, but can help, and even remediate leaks in masonry.
Water-repellent coatings are formulated to be vapor permeable, or "breathable". They do not seal the surface completely to water vapor so it can enter the masonry wall as well as leave the wall.
Literature from manufacturers state: "While the first water-repellent coatings to be developed were primarily acrylic or silicone resins in organic solvents, now most water-repellent coatings are water-based and formulated from modified siloxanes, silanes and other alkoxysilanes, or metallic stearates."
Applying water repellents is relatively simple, but there is a proper technique. Saturate from the bottom up, to break surface tension and prevent streaking, on the downward pass, create a four to eight inch rundown below the spray nozzle.
Our preferred method of application is low pressure spray equipment, resulting in an even and thorough coating. On a side note,ever wonder how to tell if your wall was thoroughly sealed, simply use a garden hose and water test. Untreated areas will show up like a thumb on a forehead!
This Jewel Grocery store was built in the 1980s. Acrylic coatings were new on the market. The previous petroleum distillate based coatings were pretty much bullet proof, you applied the water repellent or anti-graffiti coating and you're finished.
