During construction, water gets inside a wall system and causes initial efflorescence, or “new building bloom." In older buildings, the presence of efflorescence usually indicates a maintenance problem. Leaking roofs, faulty gutters and downspouts, flashing failures, and even worn-out caulking can allow water to enter the wall system. Once repairs are made, the masonry will dry, Efflorescence or stain removal will be possible.

Efflorescence and Stain Removal
Salt Peter is the most difficult stain to remove from masonry. In my over thirty years of experience I've never removed it permanently, but I do know how to prevent it, I think. My theory is that Salt Peter happens, on newer structures, because of improper cleaning procedure. If the brick, usually red brick, are cleaned before the wall is buttoned up, this allows for additional contamination from rain or snow thus triggering not only efflorescence but also Salt Peter.
Calcium carbonate, (lime run), is similar to efflorescence in color, it's white, and cleans up with muriatic acid detergents.
